Get approval before you build
The Architectural Review Committee reviews new homes and exterior changes against the Declaration and the Architectural Design Guidelines. Approval is required before work begins.
How review works
Check the standards
Review the community standards and, for new homes, the Design Guidelines below.
Complete the Modification Form
Download the fillable Modification Form. Builders use the Builder Packet.
Email it with your plans
Send the form and supporting materials to [email protected].
Allow 30 days
The review period starts once all required information is received. Incomplete submissions are returned with a list of what is missing.
Receive a written decision
Decisions are issued in writing by First American Property Management on behalf of the Committee, sent to the email address on your form. Conditional approvals list what must be confirmed before work starts. Start work only after written approval. No response is not approval; if 30 days pass after a complete submission, contact management.

Architectural Design Guidelines
Every new home is reviewed against the same requirements. The Builder Packet lists the full submission checklist.
- House plans may not be repeated within Brigata Hills, including reversed or opposite-hand plans.
- On corner lots, each street-facing elevation is treated as a front elevation.
- Minimum roof pitch is 6:12 for houses and garages. Garage pitch matches the house. No shed roofs except at dormers.
- Roofing color may not duplicate that of abutting neighbors.
- Frieze boards extend around the entire perimeter at all eaves and overhangs. A minimum 4″ wood frieze board or a projecting rowlock or soldier course is required where brick or stone meets the eave.
- Brick or stone veneer returns at least 24″ at the sides, and runs to any intersecting wall less than six feet away.
- Front-elevation living-space windows are at least five feet tall.
- No more than 6″ of exposed foundation wall.
- Existing grades may not be adversely modified to create a walkout basement.
- Swales and grading may not block the natural flow of surface drainage.
- Plan-service drawings must be professionally modified to show only the details and materials proposed. Details shown are expected in the finished home.
